Architectural Review

Any exterior change to your property needs written approval before work begins. Here’s how the review works — and how to help your application sail through.

The Architectural Review Board

The Architectural Review Board (ARB) is a committee of Starkey Ranch residents appointed by the MPOA Board of Directors. These volunteers meet once a week to review applications submitted by residents for modifications to their property, most often fences, screen enclosures, pools, and landscape changes. Applications are approved or denied based on the community’s Design Guidelines.

Start a modification request

To begin the process for a modification, log into the community portal and complete a New ARB Request. Do not start work until you have written approval.

Application tips

Most ARB denials come down to incomplete documentation. Here's what trips residents up most often.

Fences

The fence must tie to the rear corners of the home. It can only extend past a rear corner if it attaches to a neighbor’s approved fence — and if your neighbor installed a fence without an approved ARB application, you can’t tie into it until they receive approval.
Include the as-built survey with the fence drawn on it and proper measurements, so the ARB can confirm the fence stays within your property lines.
For rear-driveway homes, the fence must be set back 3 feet from the rear property line. Also include the name of the approved shrub you’ll use to keep a continuous hedgerow along the outside of the fence.

Trees

As a rule of thumb, if you remove a tree you’ll need to replace it with the same species or another approved tree.
Some trees are canopy trees (shade or street trees). Removing a canopy tree requires replacing it with another approved canopy tree or a grouping of three Sabal Palms.
To remove an oak with a trunk 5 inches or greater in diameter, you must get approval from Pasco County before the ARB will review the request.

Exterior painting

If you’re considering changing your home’s exterior paint, choose an approved paint scheme for your neighborhood and builder. Approved schemes are on the Greenacre resident portal under My Association → Association Documents → Approved Paint Colors.
Changing the color of a door, shutters, or trim is generally allowed — as long as the colors come from an approved paint scheme for your neighborhood and builder.
